Owners · villa management in the Balearics

A wingman for your villa. Someone by its side, all season.

The easy years are over. A villa in Ibiza used to earn simply by existing. Now guests compare before they book, neighbours complain, and the licence is the one thing an owner can genuinely lose. Wingman lists, prices and runs licensed villas in Ibiza, Formentera, Mallorca and Menorca for 10 to 15% of booking revenue, nothing up front.

The Wingman standard

What "works properly" means, in eight lines.

Luxury or simple, the level is not the point: what matters is that the house works. This is the standard we hold our own three villas to. A villa that meets it earns more, gets better reviews and, above all, does not ring anyone at midnight. A villa that does not meet it yet is where the review below comes in.

Licensed and inspection-ready

A valid tourist licence, extinguishers, first aid kit, signage and civil liability insurance kept to the inspection list all year, not found the week before a visit.

Cool and dark at night

Air conditioning that holds in every bedroom in August, and blackout in every bedroom. Sleep is the review.

Connected to the pool

Wifi that reaches the outdoor space, because that is where guests spend the day and where they test it.

A neighbour plan

Quiet hours, where the music stays, who the guests call at 01:00 and who the neighbour calls. Written down and briefed before arrival.

Pool and garden kept weekly

Pool serviced every week in season, garden and shade in order, outdoor lighting working. The photograph has to be true on the day.

Parking inside the gate

Room for the group's cars on the property. Cars in the lane are the fastest way to a neighbour complaint.

A kitchen for the guest count

Enough of everything for the number the villa sleeps, a washing machine, a coffee machine, a working BBQ if there is one.

Keys that can be handed over

A lockbox or smart lock, a documented way in and a way to check the house is locked after checkout.

Not there yet? The villa review

What it earns, what it could earn, and what stands in the way.

A walk-round of the villa and a written report: what the villa is taking today, what comparable villas nearby are achieving, and what closes the gap. The list is split in two. Blocking items are the ones we cannot take a villa on without: licence, safety kit, air conditioning, wifi. Improving items are the ones that earn more once they are done: shade, lighting, a second bathroom, twin beds that can be joined.

We write the report; your own electrician, pool company or installer does the work. We do not carry out or certify compliance works, and we never tell you a villa is legal, only what an inspection looks at.

How it ends

Door one: you fix the list yourself and keep the report. No obligation either way.

Door two: fix the list and Wingman runs the villa at 10 to 15%, with the review fee credited back in full.

Fee

€350, paid up front and credited in full against your first commission. It covers the visit, the report and the earnings comparison. If we are not right for the villa you still keep the report.

What you get once we run it

How we run a villa, and what it changes.

Pricing

A rate for every night, set by data.

Every night is priced by how far out it is, the season, the day of the week and the Ibiza event calendar, then pushed to every channel so Airbnb is never the cheapest place to book your villa. We built it for our own villas because guessing was costing us money.

Direct bookings

Your own channel, and guests who return through it.

This is the part we are strongest on. Every villa gets its own direct channel running alongside the platforms: its own page, its own quote, its own payment link, and a price that is always better booked direct. The owner keeps what the platform would have taken, the guest pays less for the same nights, and the guest's details belong to the villa, so the relationship carries into next year instead of resetting every season. A guest who booked direct once tends to come back direct.

Your licence

Guests who never meet the neighbours.

A neighbour complaining about noise is the quickest way to lose the most valuable thing the property has, and licences here are withdrawn for exactly that. Guests are screened, briefed on the house rules before they arrive and met in person, and every villa carries the nudges and controls we built and tested on our own houses first. One of ours was fined three times for noise in 2021. It has not had a complaint or a fine in any season since.

Revenue per stay

The stay earns more than the nights.

Guests are eating and drinking at the villa more than they used to. A stocked fridge, food boxes, towels, a chef, a driver and a slush machine are offered before arrival and during the stay. It is revenue that only appears when there is somebody there to offer it.

What we handle

Listing photography and copy in four languages, on every channel · pricing and calendar · guest messages, seven days a week · check-in and key handover · cleaning and laundry scheduling · maintenance callouts · deposits and damage claims · ecotasa and guest registration · a monthly statement and payout. You keep the property, the calendar and the final say on every booking.

How it starts

Four steps, no commitment until the third.

1 · Tell us about the villaLocation, bedrooms, licence status and how it is rented today. Ten minutes on the form below.
2 · The reviewA walk-round, or a video call if you are off-island, then the report: earnings today, earnings possible, and the blocking and improving lists.
3 · Agree the termsCommission, what is included, how payouts work and how either side ends it. One document.
4 · Live within a monthPhotographs, four channels, pricing on and the first guests briefed. A monthly statement from then on.
Market notes

What running villas here since 2014 taught us.

Occasional notes for owners on what is actually changing in the Ibiza rental market, written from our own operating record and from the island's own reporting. Published when there is something worth saying, not on a schedule.

I have run villas on this island since 2014. I built the pricing, wrote the house rules and know what the inspectors look for. If your villa is not right for Wingman I will say so, and tell you why.
