Charging electrical vehicles must be approved in advance
The person who’s name appears on the reservation confirmation (referred to as the “Guest” or “You” is the ultimate responsible party; this responsibility extends to any other people who might be staying in the property during the occupancy period.
THE PROPERTY CONTEXT
It is specifically agreed and understood that the relationship between the parties herein shall be deeded to be of proprietor and lodger or Guest as opposed to a relationship of landlord/tenant.
The owner (also referred to as “Host”, “Us” or “We”) has to the best of its ability given an accurate description of the property and its condition. The You understand that it is considered as reserved “sight unseen”. Our cleaning staff will have cleaned before Your occupancy. If on arrival You find that the property has not been cleaned to normal standards please notify Us immediately. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cables, or the internet and WiFi service, and short periods of electrical failures, are not a basis for any refund. We will make every effort to have these items repaired immediately but We can’t guarantee that they will be done during Your stay especially over holidays and weekends. You agree to hold Us harmless from any liability for the condition of the house. Use at Your own risk.
RENTAL AGREEMENT
- CLEANING & REPAIRS: You are responsible for bringing all debris, rubbish and discards to the large trash containers by the main road daily. Soiled dishes and cooking utensils must be placed in the dishwasher and cleaned.
On arrival You’ll find a starter set of toilet paper, hand soap, dish cloth, washing machine and dish detergents. Owners do not guarantee that these extra items will always be available and You may need to replenish during Your stay.
If additional cleaning is required during or after your stay it will be carried out by our external cleaning partner at an hourly rate of 50 EUR. Garbage left at the property will be removed by the same external partner who will charge from 50 EUR.
You agree to keep property, furniture and furnishings in good order. Relocating, adding or changing furniture without the Host’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. You’re responsible for cost of replacement of any damage to furniture or premises and replacement of missing items.
Under no circumstances can any furnishing or linen be taken outside with the exception of those items specifically mentioned in paragraph 4.
- ENTRY OF PREMISES: With Your permission, which is hereby given, the Host or representatives of the Host may enter the premises without securing prior permission from You, but shall give You notice of such entry immediately prior if possible and immediately thereafter.
For inventory and maintenance purposes a property management employee of the Host may need to enter the premises; the same permission procedure applies as above. In any emergency, or in case of neighbour complains, or intervention by the authorities such as the police; the Host or servicing agents of the Host may enter the premises at any time without Your permission. If You abandon or vacate premises, the Host may, at his option, terminate this agreement, re-enter the premises and remove all of Your belongings.
- ACCIDENTAL DAMAGE: You will be completely responsible for any and all damage to the home, property, inventory, and installations caused by You, whether accidental or due to Your negligence. You understand that You are responsible for damage beyond the coverage provided by the security deposit.
- BEDLINEN & TOWELS: Bedlinen may not be used in outside areas. If towels are used on the beach You must ensure that all sand is removed afterwards. On checkout You must leave any bedlinen and towels on top of each bed.
- ASSUMPTION OF RISK: No lifeguard is available. Accordingly, persons using the pool do so at their own risk and the Host assume no responsibility for accident or injury. No one should swim alone.
You will hold the Host harmless from any and all bodily injury and/or property damage incurred on the property arising out of Your negligent acts or omissions (including slip and falls due to wet surroundings). Items made of glass or porcelain is prohibited in the nearby surroundings of the pool; further, the barbecue can only be used in its designated area, and only while being supervised by You, any burning or glowing coal, wood, etc. must be safely turned out using water after use – please note that the authorities may impose restrictions or prohibit the use of barbecues.
- CHILD PROOFING: You understand that no special efforts have been made to “childproof” this property, and accept the risk or harm to any children the Host allows on the property. These risks are not limited to, but include access to the pool, adjacent street, cleaning supplies in the house and plants in the house, patio and on the street, that might be poisonous if ingested.
- SECURITY CAMERAS & SOUND MONITORS: You understand and accept that the property may be protected with outside security cameras, these cameras are used to discourage break-ins and theft. thus such installation is not a guarantee against break-ins. In case of security cameras installed inside of the property these will only record in case of the alarm being activated.
The cameras should not be manipulated in any way (turned, blocked, etc.) – You are liable in case the cameras need recalibration or repositioning due to manipulation.
Further, fake/dummy nonfunctioning camera replicas and/or recording signs may be installed on the property with the sole purpose of discourage break-ins and theft. Sound/noise monitors may be installed in the property, these monitors only measure, record, and display noise levels (dB).
- PERSONAL PROPERTY: You understand that any personal property of and used by You is not insured by the Host and the Host shall not be responsible for any lost, stolen or missing property during Your stay, or property left after checkout. Is is recommended that You bring as few valuables as possible to the property.
Further, You will have access to a safe. You must close and lock all windows and doors throughout the property and use the alarm system especially when not present in the property. You should never allow anyone into the property even though such person claims to be working with the Host.
- KEYS & REMOTE CONTROLS: In case of lost keys replacement of the corresponding lock cylinder will incur a replacement costs of 85 euros. Lost street gate remote controls and alarm magnets will incur a replacement of 65 euros per unit. The cylinder replacement cost of the safe deposit box will be communicated on a case-by-case basis.
- GUEST REGISTRATION FORM: All guests occupying the property must be registered using the Guest Registration Form prior to the check-in date. Only guests added to the Guest Registration Form can be allowed access to the property. Required information such as: Name, phone number, email, and picture of official travel document.
- NO PARTIES: This is a strictly no party property. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form/card) must be disclosed at the time the reservation is made and is subject to the Host’s advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests. No additional sound, lightning or recording equipment may be installed in the property.
- QUITE HOURS: Especially between 23.00 – 09.00 (11 PM – 09 AM) noise levels disturbing the neighbours is prohibited. In case that the police is called to the property the rental agreement will be terminated immediately – in such case the security deposit will not be returned nor will any remaining days of the reservation be compensated.
- NON-SMOKING: This is a non smoking vacation property. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and You are liable for any such cleaning costs incurred.
- NO PETS ALLOWED: If You bring a pet(s), this rental agreement will be forfeited, terminated and the deposits will be retained, and a deep cleaning fee will apply.
- MAXIMUM OCCUPANCY: the maximum capacity of the property cannot exceeded the number occurring on the booking confirmation. In case of additional people each of these are subject to a daily charge of 49 EUR multiplied by the total number of days booked regardless of if one of more of these additional guests are staying less days. Only the people added to the Guest Registration Form, submitted prior to check-in, are allowed onto the property.
- SUBLETTING: You are not authorised to let or sublet all or any part of the premises nor assign the lease or any interest in it without the prior written consent of the Host.
- CHECK-IN: Normal check-in is from 17 hrs/5 PM. The Host will meet you in person or organise self-check-in.
AUTHORISED LATE CHECK-IN: You can request early checkout, which is subject to a practical fee of 35 euros per hour prior to 17 hrs./05 PM. Hosts confirmation in writing is required.

CHECKOUT: Checkout is from 08 – 11 hrs. (08 – 11 AM). Please checkout PROMPTLY as the cleaning crew needs to work focused and structured to prepare the property for arriving guests.
You are responsible for insuring that the property is returned in neat conditions, inside and outside: that all trash/garbage is taken to the street containers, towels and bedlinen left on top of each bed, all kitchen utilities (cutlery, plates glasses etc.) placed in the dishwasher or if cleaned placed in the kitchen cabinets, and had over all keys and remote controls.
AUTHORISED LATE CHECKOUT: You can request late checkout, which is subject to a practical fee of 35 euros per hour beyond 11 hrs./11 AM. Hosts confirmation in writing is required.
UNAUTHORISED LATE CHECKOUT: After a grace period of 15 minutes late checkout is subject to extra charges equal to 200 euros per commenced hour. More than three hours late checkout is charged a full day rate (minimum 600 euros).
If You are not present and have left Your possessions in the property when the cleaning crew arrives, the cleaning crew will collect and remove these from the premises in order to prepare the property, You’ll will be charged 150 EUR for this service, any such possessions can be collected by You at the place of business of the cleaning crew.

HOLDING OVER: Because of the nature of Host’s business (short term vacation rentals) You understand, and is hereby put on notice that any unauthorised “holding over” of the property past the stated rental period could severely jeopardise Host’s business and cause loss of rental income from other further reservations, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force the Host to breach an agreement with similar short term summer and winter recreational guest(s) who may have reservations during Your unauthorised “holding over” period. In such event, the Host may be legally liable for damages to said other guests.
You should be aware that unauthorised “holding over” has been construed as a factor in establishing “malicious continuing occupation” of rental property, which may entitle the Host to treble damages in any unlawful detained action. You also recognise the unauthorised “holding over” could be grounds in court as a cause of action for intentionally interfering with the Host’s prospective business advantage.

BOOKING FEES & CANCELLATION: If You have made the reservation via an online booking platform such as Airbnb, VRBO, Booking.com etc. the booking fees and cancellation policies as specified on the platform used shall be governing this agreement. If You have made the booking directly with the host the following cancellation policy shall apply:
In order to finally secure Your requested dates a non-refundable prepayment equal to 50% of the total amount must be made to the Host. The remaining amount is due latest 30 days before the beginning of the reservation, this amount is also non-refundable.

MANDATORY LOCAL TOURIST TAX/ECOTASA: Latest upon arrival will You be required to settle the local tourist tax/Ecotasa, which currently is 2,20 EUR per person per night. An online invoice will be created and sent to You including a payment link.

CHARGING ELECTRICAL VEHICLES: If you need to charge any electrical vehicle prior approval by the Host must be secured by You. If a specific vehicle charging ‘station’ has been installed this must be used. You will be charged the same rate as charged by the local utility provider per kWh.
UNAUTHORISED CHARGING will be subject to a daily flat fee of 50 EUR per vehicle per day in accordance with the rental agreement. An example, if the property has been booked for three days and two electrical vehicles are found on the property the unauthorised fee will be calculated the following way: 2 vehicles x 3 days x 50 EUR = 300,00 EUR in total.
