1. GENERAL

The person named on the reservation (“Guest”) is responsible for the booking and all members of the party.

This agreement is a short-term holiday rental and does not create a landlord/tenant relationship.

2. PROPERTY CONTEXT

The property is prepared and maintained to a high standard prior to arrival. If any issue with cleanliness or condition is identified on arrival, it must be reported promptly so it can be addressed.

While all reasonable efforts are made to ensure that utilities, appliances, and amenities are in working order, occasional interruptions (such as WiFi, electricity, or equipment) may occur. These will be handled as quickly as possible but do not automatically entitle refunds.

The Guest acknowledges that the property is a private residence and agrees to use it responsibly and with due care throughout the stay.

3. CHECK-IN / CHECK-OUT

  • Check-in: from 17:00
  • Check-out: by 11:00
  • Quiet hours: 23:00 – 09:00

Late check-in/out may be available subject to prior approval.

Authorised late check-in/out: €35 per hour
Unauthorised late check-out: €200 per commenced hour
More than 3 hours delay may be charged as a full additional day.

4. PROPERTY USE

  • Maximum occupancy must not be exceeded
  • Only registered guests may access the property
  • No parties or events without prior written approval

Unauthorised additional guests will be charged €49 per person per day for the full duration of the booking.

Failure to comply may result in immediate termination of the stay without refund.

5. GUEST REGISTRATION

All guests must be registered prior to arrival in accordance with Spanish law. Only registered guests are permitted on the property.

6. SECURITY & DAMAGES

The Guest is responsible for:

  • Any damage, loss, or excessive cleaning
  • Replacement of missing items
  • Any costs exceeding the security deposit

Charges will reflect the actual cost of repair, replacement, or additional services.

7. CLEANING & HOUSEKEEPING

The property is delivered clean.

Guests must:

  • Dispose of all rubbish and waste in the designated street containers
  • Maintain basic order, including placing dishes in the dishwasher

Garbage removal is not included in the standard cleaning service.
Rubbish left at the property will be removed at a minimum charge of €50, depending on volume.

The standard cleaning fee covers normal use only.

Party decorations, including confetti, glitter, or similar materials, are strictly not included in the cleaning service.
Removal of such materials will incur additional cleaning charges starting from €100, depending on severity.

Additional cleaning may be charged from €50/hour where required.

8. ENTRY TO PROPERTY

The Host may access the property:

  • With prior notice for maintenance or inspection
  • Immediately in case of emergency, complaints, or risk to the property

9. UTILITIES & AMENITIES

We aim to ensure all services and appliances are operational.

Temporary interruptions (e.g. WiFi, electricity, appliances) may occur and do not automatically entitle refunds. The Host will act promptly to resolve issues where possible.

10. SAFETY & LIABILITY

Guests use the property responsibly and at their own risk.

The Host is not responsible for:

  • Loss, theft, or damage to personal belongings
  • Incidents resulting from Guest negligence

Nothing in these Terms limits liability where it cannot be excluded under applicable law.

11. SECURITY SYSTEMS

The property may include:

  • External security cameras
  • Noise monitoring devices (measuring sound levels only)

These systems are used strictly for security and compliance purposes.

12. PERSONAL PROPERTY

Guests are responsible for securing their personal belongings. The Host is not liable for lost or stolen items.

13. KEYS & ACCESS

Lost items will be charged as follows:

  • Keys / lock cylinder replacement: from €85
  • Gate remotes / access devices: €65 per unit
  • Safe lock replacement: cost communicated case-by-case

14. SMOKING / PETS

  • Smoking is not permitted indoors
  • Pets are not allowed unless agreed in writing

Violation will result in additional cleaning charges starting from €150.

15. ELECTRIC VEHICLES

Charging electric vehicles is not included in the rental price and requires prior approval from the Host.

Where permitted, charging is subject to a fixed daily fee of €25 per vehicle, which reflects electricity usage, infrastructure load, and operational handling.

Unauthorised charging is not permitted. If detected, the Host reserves the right to apply the daily fee per vehicle for the full duration of the stay, or the estimated usage period, whichever is greater.

The Host may disconnect any unauthorised charging at any time.

16. CANCELLATION POLICY

For bookings made via third-party platforms, the platform’s cancellation policy applies.

For direct bookings:

  • 50% deposit required to secure booking (non-refundable)
  • Remaining balance due 30 days prior (non-refundable)

If cancellation occurs after final payment, the Host may attempt to re-let the property. Any refund is at the Host’s discretion.

17. FORCE MAJEURE

In events beyond the Host’s reasonable control, the Host will make reasonable efforts to:

  • Offer alternative accommodation, or
  • Provide a suitable solution in good faith

18. TOURIST TAX (ECOTASA)

Tourist tax applies and must be paid as required by law.

19. UNAUTHORISED EXTENSION OF STAY

Unauthorised occupation of the property beyond the agreed check-out time may cause significant disruption to operations and future bookings.

The Host reserves the right to:

  • Apply additional charges as outlined in these Terms
  • Remove belongings from the property at the Guest’s expense
  • Take further action where necessary to recover losses

If belongings are left in the property after checkout, they may be removed by the cleaning team to allow preparation for incoming guests. A handling fee of €150 will apply.

20. ACCEPTANCE

By confirming the booking and making payment, the Guest agrees to these Terms & Conditions on behalf of all members of the party.
